Our Valuation Process
A transparent, 6-step process from document submission to final report delivery — personally overseen by Mr. P. C. Jain at every stage.
Document Collection & Review
Submit your property documents — title deed, sale deed, approved building plan, municipal tax records, and identity proof. We review the chain of title, identify any encumbrances, and prepare a specific document checklist for your case. Timeline: Immediate on inquiry.
Physical Site Inspection
Mr. P. C. Jain personally visits the property to conduct a thorough inspection — measuring built-up area, assessing construction quality, evaluating floor, view, amenities, location factors, and any special features. We never issue desk-top reports. Timeline: 1–2 days after document receipt.
Market Research & Comparable Analysis
Deep analysis of the local market — recent comparable sales from Sub-Registrar records, current circle rates (DLC rates), society-specific data, builder rates, and our 100+ year government land-rate data bank. For historical valuations (FMV 2001), we use archived government data. Timeline: 1–2 days.
Valuation Computation
Application of the appropriate IBBI-standard method: Comparative Sales Method for residential and plot properties, Land & Building Method for built-up assets, Income Capitalisation Method for income-generating properties, and DRC Method for industrial and plant & machinery valuations. All computations are cross-verified with government data. Timeline: 1 day.
Report Preparation & Review
A comprehensive, legally defensible valuation report is prepared — including property description, methodology, supporting evidence, computation details, and the certified fair market value. The report is reviewed for accuracy and completeness before signing. Timeline: 1 day.
Report Certification & Delivery
The report is personally signed and stamped by Mr. P. C. Jain, carrying his IBBI registration number (IOVRVF/VM/L&B/1694) and Section 34AB government approval number. Delivered as hard copy (original signed + stamped, with required number of copies) and PDF. Total timeline: 3–5 working days. Urgent: 24–48 hours.
